房地產戶型研究系列之公寓戶型研究

摘 要：為有效提供廣州市地下鐵道總公司在地鐵上蓋物業開發中的投資決策方法及開發定位方向，該文通過對市場上現有公寓的調查論證及坑口項目的實例設計研究，重點就地鐵上蓋物業開發中房地產戶型研究系列之公寓戶型及公寓開發兩個方面進行了實用論述，收集大量案例、研發出多種戶型組合平面及相關專業的配套完善方法、提出多種開發模式、分析了不同人群的使用要求，建立了一套行之有效的公寓戶型設計及公寓開發規模的優化運作體系。具有一定的理論技術水平及現實指導意義，對廣州市地下鐵道總公司長足發展及房地產戶型研究必將起到較大的推動和借鑒參考作用。

Abstract:The purpose of this study is to support effective investment decision-making methods and the development orientation direction of the Guangzhou Metro Corporation in the property development of the railway superstructure. By collecting a large number of cases， investigation and demonstration of existing apartment， units and apartment development， this study has completed and perfected a variety of unit combinations of plane， matching methods of Relevant professional， development models and the establishment of an effective operation of the optimization system. The study has an important and reference on the development of the Guangzhou Metro Corporation.

1 引言

從現時地鐵商業的發展來看，國內的地鐵在發展需要消費習慣的培育、地鐵運營對安全的要求等因數上還處于一個萌芽狀態，地下商業和地面上蓋商業沒有形成良好的互補關系，但隨著地鐵網絡的發展，其商業價值和發展潛力會更為突顯。

近年來，廣州地鐵借鑒國內外地鐵運營的成功例子，擬開發、建設、經營地鐵上蓋物業，建設軌道交通、公交樞紐、商業、公寓一體的綜合樞紐項目。地鐵上蓋物業是以后地鐵商業實現的載體和平臺，地鐵上蓋物業若能規劃好、建設好、營運好，無疑為將來地鐵的經營起了好頭，打了基礎。
