城市交通基礎設施建設與土地開發一體化探索

摘要：城市交通基礎設施建設與土地開發利用一體化是土地利用集約化的重要方式。本文旨在以沙坪壩火車站改造概念性城市設計為例，探討如何在合理利用原有交通基礎設施資源基礎上建立綜合交通樞紐，同時綜合考慮與周邊城市土地開發的關系，實現城市交通基礎設施建設與城市土地開發利用的一體化發展，最終達到土地集約利用的目的。

Abstract: The integration of urban transport infrastructure and land development is an important way to intensive use the land. This paper takes the case of reconstruction of Shapingba railway station conceptual urban design as an example. Discuss how to construct integrated transport hub based on the existing transport infrastructure resources， and also consider the relationship with the surrounding urban land’s development.To achieve the integrated development of urban transport infrastructure and use of urban land， and ultimately achieving the purpose of intensive land use.

1前言

隨著城市的快速發展，交通問題對土地開發利用的瓶頸制約日益顯現，尤其在大城市，城市的不斷擴張以及舊城的更新無不受交通基礎設施建設的巨大影響。為解決交通問題、推進土地開發目前眾多大城市進入大規模建設軌道交通時期①，而軌道交通站點對周圍地區土地開發無疑將起到巨大的催化作用，這種受廣泛倡導的TOD發展模式已為人所熟知。而建立以軌道交通為核心的綜合交通換乘中心，實現多種交通方式的方便接駁，對于充分發揮TOD模式的效用至關重要。然而，對于位于城市中心區的舊城更新，在改造中如何有效利用原有交通基礎設施改善城市交通，并與城市用地的有機更新有效地結合起來，是我們在進行軌道交通建設、整合交通資源改善交通條件時應重點關注的問題。本文擬通過筆者所參與的重慶市沙坪壩火車站改造概念性城市設計為例，探討如何通過老城區城市交通基礎設施建設與土地開發一體化，最終實現土地集約化利用。……
