開放型城市住區的規劃結構模式探析

摘要：大連市機車廠地塊位于大連市城市中心區，搬遷后用地作為城市居住用地。因周邊特殊的現狀環境以及較大的改造面積，所以它的規劃設計應統籌考慮到自身利益與城市發展的雙重需求。本文在淺析了開放型住區的基本內涵與特征后，構建了開放型住區的“新三級”結構。并將這一設計理念對機車廠宗地改造規劃設計加以解析。闡明開放型城市住區是如何實現與居住融入城市生活，并進一步與城市共生共榮。

Abstract:Dalian locomotive manufacturing works was in the central area，the land where the factory was before will be used as city residential land.Because of the special status environment and the larger region，this planning design should be during the consolidated requires both in the urban development and in the self—interest. While elaborating several aspects such as the basic content and the features of the opening residential areas，this paper make \"New three—level\"structure of the opening residential.Then the planning designed the region for the factory moved by analyzing this opinion.This paper also explains how to realize and melt into the city life，and live with the city for ever.

1引言

大連，作為中國重要的港口、工業、商貿、旅游中心城市，是落實振興東北老工業基地，遼寧沿海經濟帶發展等國家戰略的龍頭和窗口，隨著城市經濟的迅猛發展，城市形態日新月異。大連機車廠地塊隨著城市快速擴張，原本為工業的邊緣地區如今成為了城市的中心區域，原有的生產職能正逐漸被綜合職能所代替。隨著區域協調和城鄉統籌發展，城市的產業布局結構面臨調整，因此大連機車廠廠原址的改造利用綜合規劃日顯緊迫。

在大連市總體規劃中，機車廠地塊整體搬遷改造后成為中部綜合居住片區，同時是西安路商務區城市副中心功能的完善和有力補充。該區域居住和商業綜合適宜性較好。規劃設計主要目標是實現居住品質和居住環境的更新升級，完善公共設施。同時要求集約利用土地，發展TOD模式，在公共交通樞紐和公共服務中心周邊適度提高開發強度。……
