“盤活三角地”

摘要：商業的本質是交換，本文通過都市小區商貿建筑的實踐，試圖提升空間交易平臺的地位。通過建筑與空間的巧妙設計，使整個綜合體與三角地塊完美整合，產生消費者、交易平臺、商業媒介、城市等多向互動，形成符合人們心理、生理以及審美需要的商業空間。

Abstract: The essence of commerce lies in exchanging，this text attempts to promote the position of the space trade platform through practice of the city district trade and business building . Through the ingenious design of the building and space， we make the whole synthesis and triangular mass combine perfectly. The customers， the exchange settings， the commercial channels， as well as the city interact with each other， and then the urban trade space which conforms to human psychology， physiology and sense of beauty is bring out.

萬邦都市花園是上海市開發的較為成功的典型樣板樓盤之一，開發共分六期，其中一期位于園區南側一處狹長三角地，建有小區配套的農貿、餐飲等服務設施，現已交付使用。作為商業建筑綜合體，首先要研究商店的業態特征與分布，以及適應業態變化的建筑布局；同時還要探討適應房產市場需要的上層建筑功能，符合街道空間良好比例與尺度的建筑高度，以及商店進貨與顧客分離等。因此，怎樣使該建筑群充分利用特殊用地，并最大程度發揮其功能效應，并與周邊環境形成多樣、有序、和諧的一個整體，是我們面臨的主要問題。

1 城市商業

商業對于城市社會和市民是極其重要的，它不僅僅是買賣、經營、購物之所在，而且作為城市文化的窗口，也是城市生活的生動寫照。它所承載的是整個城市生活的重要舞臺，承接、發送大量來自四面八方的信息，成為匯集商品，收納資金之地；……
